Buying property in India means trusting documents you cannot easily check. Land records sit across several government systems, in several languages, under terminology that changes from state to state. Most buyers never see the underlying record at all — they see what a seller or broker chooses to show them.
NiwasConnect closes that gap in the simplest way we could find: we go to the government portal, retrieve the record, and show it to you exactly as it is.
Most services in this space require you to already possess a set of documents before they can help. That means they can only assist a buyer who is already deep in a transaction and has built enough rapport to ask a seller for paperwork.
We need one number. Give us the district, tehsil, village and plot number, and we retrieve the record ourselves — which means we can help at the moment you are still deciding whether a property is worth pursuing.
A machine may gather and display records. Only a licensed advocate may judge them.
So our records service shows you the register as-is: no score, no rating, no verdict, no conclusion about whether a property is safe to buy. When judgement is needed, we connect you with a licensed advocate, and it is that advocate — not us — who forms and signs an opinion.
We think this narrower promise is also the more honest one, and it is the reason we can make it clearly.
Records are retrieved only for a specific paying customer, never collected in bulk. Every retrieval is stamped with the portal used and the date and time it was taken, because a record without provenance is worth much less than one with it.
We show government records verbatim, including their inconsistencies. Where a register contains an error, that error is the revenue authority's to correct — not ours to quietly tidy away.
Where our automated retrieval is not yet live for an area, a person on our team retrieves the record by hand and we tell you that upfront.
We began in Dehradun, Uttarakhand, and now serve states whose land records we can retrieve and read reliably. We would rather decline a state than deliver a record we cannot stand behind.
