Terms & Conditions

NiwasConnect · Dehradun, Uttarakhand, India · last updated July 2026

1. What this service is

NiwasConnect operates a property records retrieval and chain-of-custody service. Our Instant Records Pull retrieves land records from the relevant government portal and presents them to you exactly as they appear on that portal.

We are not a law firm. We do not practise law, and we do not provide legal advice, legal opinions, or representation. Using this website or purchasing any service from us does not create an advocate-client relationship between you and us.

2. What the records tier does and does not do

The Instant Records Pull is a convenience and aggregation service. We visit the government portal so that you do not have to, and we display what it returns.

We do not verify, validate, certify, score, rate or interpret those records. We do not state whether a title is clear, whether a seller may lawfully sell, or whether you should proceed with a transaction. No output of this tier should be read as an opinion on any property.

Revenue records are maintained for the collection of land revenue. Indian courts have consistently treated entries in revenue records as presumptive evidence of possession rather than conclusive proof of title. We therefore describe a person named in a record as the recorded holder, never as the proven owner.

3. What our records do not cover

A revenue record is one of several records that bear on a property. It does not show registered sale deeds, encumbrance certificates, bank charges or mortgages, pending litigation, or master-plan zoning. Bank loans in particular are recorded on separate registries and will not appear in a revenue record.

Government records also lag reality. A recent transaction may not yet be reflected, as mutation can take weeks after registration.

We will tell you plainly what we retrieved and from where. We will not imply completeness we have not delivered.

4. Advocate-reviewed reports

Advocate-reviewed reports are provided by independent licensed advocates, not by NiwasConnect. Where you request one, we introduce you to an advocate; the professional relationship, and any opinion given, is between you and that advocate.

We do not advertise, rate, rank or solicit work on behalf of any advocate. We charge for co-ordination and records assembly, not for legal advice.

5. Information you give us

You are responsible for the accuracy of the property details you provide. Land records are retrieved against the exact district, tehsil, village and plot identifiers you supply, and village names frequently repeat within a single tehsil. An incorrect identifier will return the records of a different property.

Where you upload a document, you confirm you are entitled to share it with us for this purpose.

6. Availability and portal dependence

Our service depends on government portals we do not control. They change, go offline, and are sometimes incomplete. Not every record in India has been digitised; some exist only on paper at a tehsil or sub-registrar office, and some older records have been damaged, lost or destroyed.

Where automated retrieval is unavailable for your area, we retrieve the record manually. We state the expected timeframe before you pay.

7. Fees and taxes

Prices are displayed inclusive of applicable GST. Payment is collected through our payment gateway; we do not store your card or banking details.

8. Limitation of liability

We provide the records retrieval service with reasonable care and skill. To the extent permitted by law, our total liability arising from any service is limited to the fee you paid for that service.

We are not liable for any decision you take in relation to a property. Decisions about buying, selling or financing property should be taken with independent professional advice.

9. Acceptable use

You may order records only for a property in which you have a genuine interest. Our service may not be used for bulk collection of records, for surveillance, or to compile information about individuals.

10. Governing law

These terms are governed by the laws of India, and the courts at Dehradun, Uttarakhand shall have jurisdiction.

These terms are published in English. Where a translation is provided for convenience, the English version governs.
